A privately-funded aerospace development company whose space vehicles are being designed to take people on a sub-orbital journey into space. The company is headquartered on a large campus in South Seattle.
The client was fast outgrowing their first location, a 50,000 SF facility that OfficeLease originally helped them purchase in 2000. The new facility had to accommodate headquarters offices, research and development, plus extra high bay to accommodate vehicle assembly. In addition, sufficient acreage was needed to allow for an engine test stand in a jurisdiction that allowed such use. Finding appropriately zoned property in the densely populated Puget Sound with sufficient land was a serious challenge. All the work was performed under a strict NDA. And there was a particular emphasis on environmental conditions.
After exploring several alternatives over an 18 month period, OfficeLease focused its efforts on a property that was not on the market and whose owner had no interest in selling. A large campus South of Seattle which was then leased to a variety of industrial users. After the client had relocated, OfficeLease arranged the sale of the original site. The new campus now includes 300,000 SF of structures and a renovated office building to accommodate the client’s unique and growing needs. OfficeLease is currently exploring expansion options for the client.
